Robertsons received instructions to provide professional advices to the Landlord in respect of various leases of office premises at North London, in respect of a previous managing agent’s dealings with the leases and specifically the Service Charge provisions.
Introductions to the tenants, inspection of office suites and measurement of the premises. Review of the condition of premises, common and parking areas to establish any wants of repair, maintenance and decoration. Consideration of management of common facilities, cleaning, lighting, allocation of utilities, refuse collection, landscaping, etc.
Perusal of all lease documents, tenant’s covenants and service charge provisions. Collation of all relevant information including service charge budgets, projections, expenditures, service charge monies demanded and received over the previous seven years.
