Why pay more rates than necessary when advice and appeals can be so cost effective?

With effect from 1st April 2000 there was a rating revaluation of commercial property in the UK which affects occupiers and owners alike. As rating surveyors our principal function is to minimise our Client's rate bills. Rating law is complicated. Every commercial premises has a Rateable Value which for the 2000 list is based on a tone of rents at 1st August 1998.

In order to appraise a rating assessment it is therefore necessary to have a clear understanding of rental values at that date. Our knowledge and experience of letting transactions mean we are able to advise whether assessments are accurate. Where appropriate appeals can be submitted to protect interests and reduce liabilities.

However certain assessments are subject to transitional relief. This provided for stepping of any increases in rates payable over a period of years. Whilst appeals may secure reductions in Rateable Values it is essential their impact on assessments is fully understood. There are occasions where conversely the Rating Authorities can recover some of the savings ( or reduce the impact of reductions in Rateable Values ) by clawback.
