Rent Reviews and Lease Renewals for Tenants and Occupiers

Tenants, Licensees and other Occupiers will be well aware of the complex obligations of leasehold commercial property in this country. Leaseholders are required to manage their premises in accordance with leases, which are not always clear in setting out their responsibilities and liabilities.

Our knowledge and experience of local property markets when it comes to Tenant's rent reviews means we can mitigate Landlord's proposed rent increases ensuring the Tenant does not accept a higher rent than necessary in accordance with the prevailing market conditions and lease review provisions.

At the end of the lease term Tenants may wish to renew and we are qualified to advise and renegotiate a new lease again on the best terms available in the market. Where the Landlord has served a notice terminating the tenancy our expertise in Landlord and Tenant Law will advise (where applicable) on the Tenant's rights of security of tenure and renegotiate acceptable terms.

During occupation of leasehold premises Tenants are confronted with an array of obligations and commitments including repairs, permitted user, alterations and improvements, restrictive covenants, environmental matters and options to determine. We can advise on

  • Impact of improvements and alterations on future reviews and renewals
  • Schedule of conditions and dilapidations
  • Assignment, sub-letting and surrender
  • Change of Permitted Use
  • Rent reviews
  • Extent of repairing obligations
  • Service Charges
  • Rating assessments and appeals
