A long established Client sought to focus his business and investment on a new marina facility in Sheffield, so instructed Robertsons to offer his Marina at Apperley Bridge, near Bradford, West Yorkshire for sale on the open market. Nearby linear moorings at Gallows Bridge were included in the sale.
A 43 berth marina having 2,300 feet of moorings for traditional narrowboats and cruisers together with modern purpose built chandlery, ancillary facilities and car parking, Apperley Marina benefits from a superb position on the Leeds and Liverpool Canal, which provides some of the most picturesque cruising throughout the Country.
The Marina was held by way of a British Waterways lease on Tenant’s full repairing and insuring terms for a term of 14 years at a stepped rent. The marina berths were let on the usual annual mooring licences and together with income from the chandlery and ancillary facilities generated a total turnover of over £122,000 pa.
Having considered the business, leasehold interest, plant and stock, marketing advices were provided and agreed with the Vendor Client. The opportunity was placed on Robertsons’ website, details despatched to interested parties on the firm’s extensive mailing register and advertised in waterway publications.
This realised strong interest, viewings were arranged and through Robertson’s offices, the skilled sales team secured a sale on acceptable terms to the Client. Solicitors were instructed with Heads of Terms and the transaction progressed through to completion.
