Robertsons were favoured with instructions to find a suitable tenant for a local development company, the owners of 2 Cherry Orchard, Ryecroft, Newcastle under Lyme, Staffordshire.
These modern, purpose built, two storey offices, one in a terrace of four, occupied a visible position on the confines of the Town Centre and therefore were convenient for shops, banks, restaurants and other leisure facilities within Newcastle. The offices extended to 120 sm, with entrance hall, ground and first floor offices and welfare amenties.
Letting particulars were prepared and distributed to parties on Robertson’s mailing register, the opportunity placed on the website www.robertsonsurveyors.co.uk and advertisements were placed in the local newspaper. Various interest was received, enquiries addressed and appointments were made for interested parties to view the premises.
As a result of Robertson’s agency, a letting was negotiated and agreed with a telecoms company for a new five year lease on tenant’s full repairing and insuring terms, at a market rent. The lease was contracted out of the Landlord & Tenant Act 1954 to allow the Landlord the opportunity to choose to occupy the premises at the end of the contractual term.
Based on prepared Heads of Terms, the Landlord Client’s solicitors then submitted a draft lease to the tenant’s solicitor for approval and, with Robertson’s further advices, the transaction was completed for the tenant to take occupation.
